Earnings and Forward-Looking Disclaimer

Any revenue, occupancy, or earnings number we publish on this Site, in advertising, in a cover letter, or in a one-page proposal is a planning estimate. It is not a guarantee. Read this before relying on it.

1. Scope

This disclaimer applies to every dollar figure, occupancy percentage, return-on-investment number, or revenue range we publish or quote, including the output of the earnings calculator, marketing landing pages, advertising creative, sales-call follow-up emails, and any printed or PDF proposal we send.

2. Estimates and Projections

Numbers labeled “estimate,” “projected,” “expected,” “target,” “up to,” “average,” or “typical” are forward-looking by their nature. They reflect our good-faith view at the time we publish them, based on then-current market data, our experience, and assumptions that may not hold for your specific property.

3. No Guarantee

We do not guarantee any specific revenue, occupancy, or yield. We do not guarantee that your home will be rentable at all under a specific legal category, that bookings will arrive on a specific schedule, or that any particular guest source (corporate housing, insurance displacement, relocation, film and TV crew, leisure traveler) will be available in any given month.

4. Comparisons

Side-by-side comparisons against do-it-yourself outcomes or against unnamed competitor managers are based on industry-level benchmarks and our own experience. They are illustrative and not a substitute for your own diligence with respect to any specific platform, listing channel, or competitor.

5. Testimonials

Testimonials we publish are from actual owners and reflect their individual experience. Individual experience is not a representation of typical results. We do not pay for testimonials. We may obscure or abbreviate an owner’s last name and the exact location of the property at the owner’s request for privacy reasons.

6. Material Risks

Risks that may cause actual results to differ materially from any forward-looking statement include, without limitation: changes in Los Angeles short-term and mid-term rental regulation; changes in California real-estate licensing or trust-fund rules; changes in insurance availability or cost; changes in your homeowners association, condominium board, or mortgage lender restrictions; natural disaster; market cycle; macroeconomic conditions; and changes in our own service capacity.

7. Compliance

We do not publish guaranteed-rent or guaranteed-occupancy promises because they are not honest in this market. If a competitor offers you a written rent guarantee, ask for the financial backing behind it and read the fine print on what triggers the guarantee paying out.
