Guest Terms and House Rules

These terms apply to guests staying at a property managed by Short Stay in LA. Specific properties have their own house rules that supplement (and where stricter, override) the rules below. Your booking confirmation lists the property-specific rules.

1. Who This Applies To

These Guest Terms apply to every booking placed through Short Stay in LA, whether on our Site, on a listing platform we manage, or by direct contract. Each property is managed on behalf of the owner of record; the owner may add property-specific terms that we will provide with your booking confirmation.

2. Minimum Stay

Minimum stay length depends on the property and the local rule that applies to its address. Most properties we list require a minimum of thirty (30) days because of Los Angeles short-term rental ordinances (see our Compliance Reference). Some properties on the host’s primary residence with an LA Home-Sharing Ordinance permit, or in jurisdictions that allow shorter stays, may accept stays under thirty days; the listing will say so.

3. Booking and Payment

Booking is confirmed only after we receive payment per the schedule in your booking confirmation. We accept major credit and debit cards, ACH, and corporate housing direct billing for qualifying corporate accounts. Rent is typically paid monthly in advance. A security deposit and the first month’s rent are due at booking confirmation. Late payment is subject to a late fee of [POLICY: $50 or 5 percent of the unpaid balance, whichever is greater] and may result in early termination.

4. Occupancy and Visitors

The maximum number of overnight occupants is listed on the property listing and on your booking confirmation. Day visitors are allowed in reasonable numbers, no party use. Subletting, assignment, and platform-style re-listing are not allowed. The booking is for the named guests only.

5. House Rules

  • quiet hours from [POLICY: 10 p.m. to 8 a.m.];
  • no parties, no events, no commercial filming without prior written approval;
  • no illegal activity;
  • maximum vehicles on-site as listed on the confirmation;
  • follow trash and recycling schedule posted at the home;
  • contact us first for any maintenance issue; do not call third-party trades directly.

6. Pets

Pets are allowed only at pet-friendly properties and only with prior approval and a pet fee or pet deposit as listed on the confirmation. Assistance animals (service animals and emotional support animals) are not pets and are accepted as a reasonable accommodation at no extra charge.

7. Smoking

No smoking, vaping, or cannabis use indoors at any property. Outdoor smoking only where explicitly allowed on the confirmation, and only in a designated area. Violations result in forfeiture of the security deposit and may incur additional cleaning and remediation charges.

8. Damage and Security Deposit

The security deposit is held in the owner’s trust or broker-controlled operating account, not in our company operating funds, consistent with California Business and Professions Code section 10145. Within twenty-one (21) days after the end of your stay we will return the deposit, less itemized deductions for damage beyond normal wear and tear, missing items, or unpaid charges, consistent with California Civil Code section 1950.5.

9. Cancellation and Refunds

The default schedule for cancellations is:

  • More than [POLICY: 30] days before check-in: full refund of rent paid; security deposit returned in full; non-refundable booking fee retained.
  • [POLICY: 15] to [POLICY: 30] days before check-in: fifty percent refund of the first month’s rent; security deposit returned in full.
  • Less than [POLICY: 15] days before check-in:no refund of the first month’s rent; security deposit returned in full.
  • Mid-stay cancellation:the unused balance of any rent paid in advance for whole calendar months not yet occupied may be refunded at our discretion or per the owner’s standing policy.

10. Early Termination

We may end a stay early and require you to vacate within twenty-four (24) hours for: nonpayment after notice and a reasonable cure period; material breach of these Guest Terms or the property-specific rules; unlawful activity; threats to the safety of other guests, neighbors, or our staff; or any event that would justify early termination under California law. We will return any rent paid for periods after the early-termination date, less deductions allowed by law.

11. Accessibility Requests

Tell us at booking if you need a specific accessibility feature. We will let you know which homes in the portfolio can meet the request and we will work with the owner on reasonable modifications where feasible. See our Accessibility Statement.

Bookings are evaluated on the same standards, applied the same way, for every applicant. See our Fair Housing Statement.

13. Governing Law and Arbitration

These Guest Terms are governed by California law. Disputes are resolved by mandatory mediation in Los Angeles County followed, if unresolved, by binding individual arbitration with JAMS in Los Angeles County. A jury trial is waived to the fullest extent permitted by law. Class-action proceedings are waived to the fullest extent permitted by law. Either party may file in small-claims court for qualifying individual claims.
